All leases or rentals must comply with the governing documents, rules and restrictions for Herons Glen. The Sub Associations Fairways, Meadows, and Solana HOA’s may be more restrictive but not less restrictive than the governing documents of the Herons Glen Homeowners Association. Owners are responsible to confirm additional restrictions in their Sub HOA.

All leases or rentals shall be in writing and shall be for a minimum term of thirty days. Owners are required to provide renters with copies of the Covenants, By-laws and all rules and regulations pertaining to living in Herons Glen.

Units must be rented only in their entirety; no fraction or portion may be rented. There shall be no subleasing of units.

Renters are required to obtain copies of the above documents, whether supplied by the owner or not. These documents are available in the HOA Office.

• All forms required by this policy, as well as a copy of the complete lease must be presented to the HOA Office at least 14 days prior to the rental date.

• A copy of the completed Rental Information Form (Attachment 1) must be presented to the HOA office at least 14 days prior to the rental date. If the Rental Information Form is not received as required, the renter will not be permitted to enter Herons Glen until verification of the lease has been accomplished.

• A signed acknowledgement by Renter (Attachment 3) stating they have read the rules and regulations (Attachment 2) must be presented to the HOA office on or before the day of arrival.

If the owner defaults with HOA assessments, the HOA shall have the right to collect all rental payments due to the owner and apply the same against unpaid assessments.

The association may levy reasonable fines up to $100 per day, up to $1000 per violation against any owner, or owner’s tenant, guest, or invitee for failure to comply with any provision of the Declaration, Bylaws, or reasonable rules of the HOA. (Per Florida Statutes)

Information on the extension of a lease must be supplied to the HOA office prior to the expiration of the original lease.

Proposed Herons Glen HOA Operating Budget for 2023/2024

The Herons Glen HOA Board of Directors will review and vote on the adoption of the Herons Glen HOA 2023/2024 Proposed Operating Budget at a Special Board Meeting. The meeting will be held on Tuesday, September 5, 2023, immediately following the Board Workshop scheduled for 1:00 p.m. at the Clubhouse in Activities Room “A”.

If no changes are made to the proposed 2023/2024 Operating Budget at Special Board Meeting on September 5, 2023, the Herons Glen HOA assessments will be $674.00 per quarter.

A credit from the cable contract door fee in the amount of $50,000 was applied to reduce the costs of the cable service. In comparison to the 2022/2023 Operating Budget, the quarterly assessment increase will be 8.71 %.

The proposed Preserve Villas fees if approved will be $960.86 per quarter which includes the Herons Glen HOA quarterly fee.

The approved assessment will be billed in four (4) quarterly assessments, October 1, January 1, April 1, and July 1. The first quarter assessment fee is due October 1, 2023.
Volunteers needed for the Herons Glen HOA Committees

Activities Committee
This committee plans special events for the Herons Glen Community. The committee does not plan any of the HGRD Amenities activities. An example of some events- Paper Shredding, Christmas decorations for Herons Glen entrance (only), educational activity events and new resident welcoming sub-committee. Meetings are the 3rd Thursday of the month during season.

Architectural Review Committee (ARC)
The ARC meets on the 2nd and 4th Tuesday of the month. This committee is responsible for reviewing resident applications for any type of exterior changes to a home such as painting, lanai extensions or adding a pool. They also monitor the compliance with the Design and Development Guidelines. No meetings in August. Members need to be able to commit more time in addition to meeting attendance.

Communications Committee
This committee is charged with keeping up with all the latest HOA information, improvements in communications to residents, HOA News Bulletin, Community Channel and The Herons Newspaper and editorial staff volunteers and the newspaper delivery team operates under this umbrella.

Compliance Committee
This committee only meets monthly as needed. If a violation of the deed restrictions reaches a stage where further action and review are necessary, this committee provides the board with results of the review and a recommendation.

Finance Committee
The Finance Committee meets on the 4th Thursday of the month. They review the monthly HOA financials for the fees and expenses. The committee reviews and recommends the bids for contract services and assists in the preparation of the annual budget. No meetings in August.

Grievance Committee
This committee only meets when necessary. This committee reviews and investigates conduct complaints resulting from non-compliance of the Covenants and makes recommendations to the board. If formal charges are approved a letter of compliant will be written and submitted to the Board of Directors.

Grounds Committee
The Grounds Committee meets on the 2nd Thursday of the month. They review the resident applications for removal and replacement of landscaping. They also monitor the compliance of the Community-Wide Landscape Standards. No meetings in August. Members need to be able to commit more time in addition to meeting attendance.

Legal Advisory & Bylaws Committee
This committee only meets when requested by the board. The committee assists with publication of the rules and regulations, bylaws, declaration and matters the board may want researched.

Security, Safety and Emergency Preparedness Committee (SSEP)
The committee organizes seasonal programs and seminars concerning community safety and security issues. and oversees the Cert Team subcommittee. This committee meets on the 4th Friday of the month during season.

Volunteers are an important part of the success of the Homeowners Association. All the above committees contribute to keeping Herons Glen the wonderful, clean, safe, and beautiful community that we all enjoy when we drive through the gate from Route 41.

Full-time and part-time residents can volunteer. All committee member terms are for one year beginning October 1st and ends on September 30th.

IMPORTANT: Volunteer forms should be submitted prior to September 1st for the boards initial review and appointment for a term to begin on October 1st.

At the HOA Board Workshop on September 5th, the board will review the volunteer forms received and select members to be appointed to each committee. The committee members and chair for each committee will be approved at the September 13, 2023, Board of Directors Meeting.

Volunteer forms can be submitted at any time throughout the year. If you submit a form after the initial committee members have been selected, we will retain it for that year and contact you if we have an opening on one of the committees.

On the Volunteer form please indicate your 1st committee choice and two alternate committees you may be interested in if the 1st selection is not available.

Common Area Sidewalk Cleaning Starts Today

The common area sidewalk and valley gutter cleaning starts today.

The company Premier Pressure Cleaning will start the sidewalk pressure cleaning on Palo Duro Blvd.

The work is divided into three processes:
• A tech will pressure clean the sidewalks.
• A second tech will come through and clean the valley gutters.
• A third tech will be cleaning the cul de sac curbing and median curbing. In addition, the third tech will also be coming through to check the areas already cleaned, and for areas missed.

IMPORTANT: Please let your visitors or contractors know they will need to move their vehicles when the pressure washers are on your street.
