Community Wide Landscape Standards

Lawns
HOMEOWNERS shall keep lawns bug free, disease free, weed free and fertilized year-round. Dead, dying or otherwise unhealthy lawns must be treated and/or replaced in a timely manner. All lawns must be maintained with the original type of St Augustine Floratam grass.
HOMEOWNERS shall keep sprinkler heads free of lawn growth for proper disbursement of water. No sprinkler or irrigation systems of any type shall be installed, constructed or operated within the lots or common property other than by the CLIS Owner. No private water system shall be constructed on any lot. See Community Wide Standards on Irrigation. Homeowners are responsible for contacting the Herons Glen Recreation District CLIS Irrigation Dept. for irrigation concerns affecting landscaping and lawn.
Lawn mowing is provided by the Herons Glen Homeowners Association (HOA).
Irrigation water and the operation & maintenance of the CLIS irrigation system is provided by the Herons Glen Recreational District (HGRD).

Herons Glen HOA 3rd Quarter Assessment fees are due April 1, 2023

Payments must be received by April 15 to avoid late fees and interest.

Accounts not paid by April 15th will have a late fee and interest applied to the balance. All fees applied will be due and require payment of the full amount.

Paying Your Herons Glen HOA Assessment Fees
Residents who are not on Automatic Payments should consider signing up for auto pay or set up bill pay through your bank. This is the most secure way to make assessment payments.
Remember that bill pay through your bank takes extra time to arrive so please set the payment date early to avoid late fees.

Paying by mail can also take extra time for delivery but still must arrive by April 15th so please mail early to avoid the late and interest fees.

If you receive electronic statements through email and do not find that you received a statement prior to April 1st you are still responsible to pay the assessment fee on time. Check your spam and if still not there then send an email to bookkeeping@mbcopa.com You will need to include your name, address and account number in the email.

Golf Cart Safety

• Never drive recklessly or joy ride. Drive courteously. Obey all vehicle traffic signs and rules of the road.
• Never drive intoxicated or under the influence of any drug or narcotic.
• Avoid distractions while operating the golf cart just as you would in an automobile. Be safe and attentive.
• Use seat belts. Have seat belts installed if the golf cart does not supply them. Don’t overlook one of the most important safety measures we have today.
• Only carry the number of passengers for which there are seats.
• Drivers and all passengers should keep all body parts (arms, legs, feet) inside cart while vehicle is in motion, except when signaling a turn.
• Do not allow anyone to ride standing in the vehicle or on the back platform of the vehicle. Do not put vehicle in motion until all passengers are safely seated inside vehicle.
• Operate the vehicle from the driver’s side only.
• Always use hand signals to indicate your intent to turn due to the small size and limited visibility of the turn signals on a golf cart.
• Check blind spots before turning.
• Carefully turn and look behind golf cart before backing up.
• Always yield to pedestrians and be cognizant of motor vehicles.
• Use extreme caution in inclement weather. Although a golf cart may shield you from the rain, it may not protect you from a lightning strike.

For the safety of your family and other residents, we ask that you and your guests follow the rules and not allow children to drive the golf cart. The golf cart rules say that each operator of a golf cart must be at least 18 years old or have a valid driver's license.
Parking and Vehicle Rules & Regulations

To help ensure the safety of our residents and guests, in addition to the vehicle restrictions in Article XIII, Section 2 of the Declaration, the use of private vehicles on Association property, and the roads of Herons Glen, requires compliance with the following rules.

Privately Owned Carts:
1. Owner or occupants residing in a Unit with private carts must register with the Herons Glen Recreational District (“HGRD”) through its established procedures.
2. Private carts must be electrically powered and equipped with headlights and taillights or reflectors if used after dusk.
3. Private carts must meet Safety Standards (ANSI). These standards are available for review in the Association office.
4. Each operator of a private cart must be at least 18 years old or have a valid driver's license.
5. This section is not applicable to service vehicles operated by the HGRD and/or Association.
