Due to the Holiday the December 26th ARC Meeting was cancelled. The next meeting of the ARC will be held on January 9th, 2024 at 9:00 am in the HOA Conference Room.

• For application review at the January 9th ARC meeting, applications and support documents must be submitted by January 2nd to the HOA Office.

Pools, Lanais and Screening

The ARC has found that there are still homes with damage from Hurricane Ian that have been missing lanais or pool enclosures and some with missing screening. In the coming months, notices will be issued to owners who have not submitted an ARC application. The application must include drawings and details for replacement and name of the contractor.

In addition, any residence with a pool that does not have their pool screen enclosure replaced yet must have a temporary construction safety barrier installed by their contractor. Contact Lee County Community Development for questions concerning pool safety requirements.

The Design and Development Guidelines require pools to have a screen enclosure.

Pools:
In ground pools and spas are permitted. The pool or spa must be inside of a screened structure attached to the home. The screened structure cannot be higher than the existing home.

• Pools shall be of the in-ground type. Above-ground pools are prohibited. The elevation at the top of the pool shall not be over two feet (2′) above the natural grade of the lot.

• Pool and/or spa must be installed in-ground with a concrete or paver deck and enclosed with screened aluminum framing.

Year End Report

The Architectural Review Committee reviewed 50 applications for the remainder of 2022 in addition to the 481 from January 2023 to December 2023. Many roof and cage replacements have been submitted and reviewed since Hurricane Ian.

The ARC reviewed and updated the ARC application for clarity with the inclusion of solar for electric and water heating including solar tubes.

Additionally, the Architectural Review Committee introduced another roof material to the roof tile selection. The approved material is a composite material with many colors emulating the traditional barrel roof profile.

The communications committee reached out to the ARC to maximize the submission and review process for the residents better understanding.

I would like to thank our previous and new members of the ARC for their endless hours of contributions to the committee and while Hurricane Ian was a challenge the committee continued to review applications for emergency repairs.

We feel our neighborhoods could not be as beautiful as it is without our dedicated volunteers.
