Rentals & Forms

All leases or rentals must comply with the governing documents, rules and restrictions for Herons Glen. The Sub Associations Fairways, Meadows, and Solana HOA’s may be more restrictive but not less restrictive than the governing documents of the Herons Glen Homeowners Association. Owners are responsible to confirm additional restrictions in their Sub HOA.

All leases or rentals shall be in writing and shall be for a minimum term of thirty days. Owners are required to provide renters with copies of the Covenants, By-laws and all rules and regulations pertaining to living in Herons Glen.

Units must be rented only in their entirety; no fraction or portion may be rented. There shall be no subleasing of units.

Renters are required to obtain copies of the above documents, whether supplied by the owner or not. These documents are available in the HOA Office.

Visitors need to be registered through the visitor management system, please call (239) 360-3515 or 888-994-4117 or register visitors online at visitor management.

Option 1- Online Visitor Management at Dwelling Live: click link- Visitor Management
If you need registration information, please send an email to hoaoffice@heronsglenhoa.org

Option 2- Call (239) 360-3515 or 888-994-4117 to register your guest. The message will be directly attached to your address if you are calling from a phone number you have registered in the system. When your guest arrives and provides your address, the guard will be able to access your voicemail approving the visitor. You may also leave any other messages or requests for security at the above telephone numbers. Once you leave a voicemail the guard will be immediately notified of the voicemail.

When calling if your phone number is registered in dwelling live you will hear the address your phone number is registered to.
• If you have more than one address at Herons Glen, then follow the prompts to select the address you are registering a visitor for.
• If you receive a message that your phone number is not registered, please contact the HOA Office at 239-731-0322 or send an email to Lori.hghoa@gmail.com. Lori.hghoa@gmail.com Please include your address and phone number if you send an email or leave a message for the HOA Office.

Leaving a voicemail on the visitor management security system:
Please speak as clearly as possible, provide the name of the person or company, and expected date of arrival, and how long you want the pass to be issued for. Before ending the call PRESS THE # BUTTON then you can end the call.

Do not call or leave a message on the main telephone number that is listed in your directory for the guardhouse. The guard will not receive the message. The main phone line is for the purpose of calling out not receiving messages.

(SSEP Committee) Monthly Report to the HOA Board

The following topics were discussed at the January 26, 2024, SSEP meeting. The meeting was held in the HOA conference room.
Forestry Service, Lee County EMS, Waste Connection and Morgan Stanley attended the SSEP meeting to review location of set up and answer all questions regarding Firewise.

LCSO notified Craig Woolley that Staff Sergeant Sam Flores has been replaced with Staff Sergeant Martin Hernandez as our Liaison to Herons Glen.

Firewise 2024 was held on February 12, 2024.
The SSEP continues to work with the HGRD to have “you are here maps” posted at all locations where they have posted signs that identify the AED locations. The SSEP is also working to have an additional AED located towards the front of the community. See below.
The SSEP subcommittee for the golf cart registration and safety policy made recommendations to the Board Liaison. The Liaison will take the recommendations to the Board for review and consideration.

Next meeting will be held on February 23rd, 2024, at 8:30am in the HOA Conference Room

The Grounds Committee Meeting was called to order at 1 pm on January 11, 2024.

Five resident requests were approved, and one denied.

There were no yard waste violations reported in January.

Report to the HOA Board February 6, 2024

The group was informed that the HGRD Board approved the HG Governing Structures document prepared by the Committee and it will now go to the February HOA Board Workshop for approval at the February Board meeting. Plans for promotion have been discussed and will be finalized at the next Committee meeting. Once Board approved, it can be distributed to Committees and residents prior to the rollout.

The Grounds and ARC process flow documents will probably be rolled out in the March HG newspaper. Mary Kelley (also on ARC) and Andrew Cohen, ARC Chair, provided an article that can be utilized as background information and will help educate resident. Linda will rewrite the article to include Grounds and will send to Mary Kelley for ARC review and to Mary Wright for Grounds review. It can then be published in the weekly HOA Bulletin and the newspaper with links to the online version of the flow documents and also made available through the HOA Office and the ARC and Grounds Committees as well.

Denise Fell, Chair, HOA Activities Committee, attended the meeting to give input on how the Communications Committee can be of use to Activities. Denise suggested that Activities is able to handle promoting resident events but could use help with writing articles after the events. Linda suggested a point person for each event be named to contact Linda or the HG newspaper when help is needed. The point person can write the article for submission, can write for newspaper editors to edit and embellish, or can provide details/stats/general information for a newspaper editor to write the article from scratch. The point person should also include photos were possible. Linda will inform the newspaper staff of this possibility.

Linda reported that she had spoken with Phyllis and Frank DeSmet who indicated they have no need for Communications Committee support at this time.

The Committee discussed the Annual Meeting Attendance Proxy form that the HOA has utilized, and there were many good comments with ideas for restructuring the form. Linda and Mike will meet before the next meeting to incorporate the comments and bring a revised form for review at the next meeting.

A suggestion was made to offer HGRD an opportunity to promote their upcoming Board election in the HG newspaper. Linda will contact J.B. about this.

Chris and Joyce brought up the absence of updated emergency contact information for HG residents. Contacts can be put on file with the HOA so they know who to contact and who is authorized to receive information, but the current information is often out of date. The North Fort Myers Fire Department used to offer a “File of Life” to post on the refrigerator. Linda will contact SSEP to see if this is still available and might be promoted. Linda will also invite Craig Woolley, Chair, to the next meeting.

The next meeting will be held on Wednesday February 21, 2024, at 1:00 pm in the HOA Conference Room.

Solution for owners that want to leave their garage doors open

Leaving your garage door open is a violation but there is an alternative. Consider installing a roll down garage screen. Using a roll down screen allows you to leave the garage door open, complies with the covenants and standards. Other benefits to using a roll down screen is allowing air flow in the garage, a little security and will help keep out the bugs, spiders, rats, snakes, alligators, and other curious critters that like open garages.

Permitted type of garage roll down screens:

• Garage screens must be roll-up. Screen material must be an ARC approved TW80 series mesh or materials consistent with the TW80 series that provide similar opacity and thickness. Screen transparency should allow ventilation without providing the ability to see contents inside of garage while the screen is in the down position. Framing and mesh screen colors must be white, gray (light or medium), tan or beige. Slider panels or panels with access doors are not permitted.

Before installing please fill out an ARC application and get your approval first.

The 1st ARC meeting of February was held on February 13, 2024. Meetings are held on the 2nd and 4th Tuesday of the month at 9:00 am in the HOA Conference Room.

This month the SSEP Committee held the annual Firewise event and the Activities Committee sponsored the Shredding event. Both occurred on February 12, along with the Lee Health Bloodmobile collection. The HOA/HGRD Organization Chart was approved and will be included in the “Welcome Packet” distributed to new residents. The Activities Fair was held on January 21st with 30 groups represented.

Garage Doors

Is it a violation of the Declaration of Covenants to leave the garage door open all day? The answer is yes.

The Declaration of Covenants, Conditions and Restrictions of Herons Glen Homeowners Association Article XIII, Section 2… requires that garage doors and/or roll down screens shall remain closed at all times except during ingress, egress, occupancy of the garage or during lot maintenance by the homeowner.

An unattended open garage is unattractive, very inviting to bugs, wildlife, alligators, snakes, and rats, and it provides easy access for criminals.

Do not leave your garage door open without the garage screen rolled down and remember to close and secure your garage door at night.

Security Roving Patrol reported 39 garage doors left open after 1:00 am during the Month of January.

Monthly Report given at the HOA Board Workshop
The HOA Activities Committee met on Thursday, January 18, 2024. The meeting was called to order by HOA Board Liaison Denise Fell at 10:00 AM. In attendance: Bernadette Schirra, Shirley Hrabar, Suzanne Offutt, Joyce Lipkin, Janet Norris, and Donna Piascik. Debbie DeFazio had an excused absence.

The Holiday decorations were taken down on Monday January 8th. It was a small but mighty crew. Thanks to Jeremiah Radle, the HOA Maintenance Supervisor and our volunteers for their assistance.

The Activities Fair was held on January 21, 2024. 30 groups registered to attend including our own HOA Activities, Grounds and ARC Committees.

Coming up
1. Shredding Event – During the Firewise event on Monday February 12, 2024, from 10-11:30 a.m. the Iron Mountain shredding truck will be at Herons Glen.
2. Technology Class – A computer class for Seniors is scheduled for February 20,2024. A sign- up sheet is available outside the HOA office. Class size will be limited to 35. Currently 14 people are enrolled.
3. Bark Avenue Extravaganza is scheduled for April 14, 2024, from 1:00 p.m. to 4:00 p.m. Event includes, Dog fashion show, Glamour shots of your pet, Raffle to win a hand painted pet portrait painted by our own Activities Committee Artist, visit from Robbie the Robo Dog and Ambassador Dog, Lieutenant Hope from the Lee County Sherriff’s department, Sheriff’s Office Ice Cream Truck, vendors and much more.
4. We are coordinating an event with the Peace River Wildlife Center. More information is forthcoming.
